How do I get started?

How do you send me my rent money?
We offer direct deposit of your rent check directly into your bank account. We DO NOT mail checks. -
How long is the management agreement I sign with you?
Our management agreement is for one year. After the year it will automatically renew unless cancelled by either party. -
How much rent can I get for my home?
How much rent you can get depends on the size of your home, the community it's in, and any upgrades to the property. What about PETS?
Although you do NOT have to accept pets in your rental, over 70% of Las Vegas tenants come with pets. That means that if you choose NOT to accept pets, you are reducing your prospective inquires by 70%. We do recommend our owner-clients clients consider pets. -
What if I want to sell my house later on?
Absolutely. Many of our property management clients eventually decide to sell, complete a 1031 exchange, or purchase another investment property. When that time comes, you won’t need to find another real estate agent—we can guide you through the entire process. Because we’ve managed your property, we already know its history, maintenance records, lease details, and market position, making the sale smoother and more efficient. What things can I do to help me get more rent for my property and rent it faster?
There are several things to remember when you are trying to market your rental property. The important thing is that the home is “clutter free” and extremely clean. Prospective tenants are most attracted to clean homes when they are walking through them. They need to be able to see your home as a place “they” could call home.
- Paint your home in neutral colors. If not white, then any beige or light cream color would work. We recommend strongly that you avoid green, blues, or other more custom colors; especially dark colors.
- Fix anything that is broken: If we turn over a clean, operational and maintained home to a tenant, it is much easier to hold them accountable for returning it back that way.
Install landscaping: If your property is dirt and barren in the backyard, we highly recommend that you “at least” pour some rock down to make the yard more appealing. Additionally, having a patio back there adds a great amount of value to your home and will get it rented faster. Homes can still rent without anything in the backyard, but it will hurt the rent you can get and the speed in which you could get it.
Have appliances available: 98% of potential tenants do not have their own refrigerator, washer/dryer, stove, or dishwasher. These items are covered under the security deposit if damaged

Does a Property Manager need to be licensed in Nevada?
Yes. In Nevada, property management services must be performed by individuals and companies that are properly licensed through the Nevada Real Estate Division.
Licensing helps ensure your property manager understands Nevada landlord-tenant laws, Fair Housing regulations, trust accounting, agency relationships, and the legal responsibilities involved in managing rental properties.
When interviewing a property management company, consider asking:

How long has Ravago Group been in business?
Ken Ravago has been a licensed Nevada Real Estate Broker/Salesperson since 2001 and has specialized in working with real estate investors from the very beginning of his career. Will Ravago Group manage my property if I already have a tenant in place?
Yes. We are very experienced in taking on the management of a property with a current tenant in place. We often take over management in situations where a tenant may be delinquent in rent or the owners are having difficulity managing a current tenant. When this happens, we perform a full lease audit and work with the tenant to ensure that the they either conform to the terms of the lease and bring their rent current, or when necessary, vacate the property. -
Does Ravago Group manage furnished or short term rentals?
No. We do not manage furnished properties or short term rentals. We specialize in long-term rentals. -
What local and federal laws do I need to be aware of before I rent out my house?
There are multiple laws governing rental real estate including federal and state fair housing, habitability laws, tenant rights laws, applicant screening, rent-ready standards, and more. We ensure your property and the management experience is fully compliant with ALL rules, regulations, and laws. -

Do I have to pay a management fee if my property is vacant?
No. We believe we should only be paid if you get paid. So our management fee is a percentage of the actual rent we collect. If we do not collect any rent, or if the property is vacant, you don’t pay us anything. -
Should I leave behind my washer & dryer?
In most cases, yes—provided they are in good working condition. While you’ll be responsible for maintaining any appliances you leave with the property, providing a washer and dryer makes your home more attractive to prospective tenant -
How long will it take to get my property rented?
Every property is different, but homes that are priced correctly, professionally marketed, and in good condition typically rent within 30 days or less. Our leasing performance consistently outpaces the overall Las Vegas rental market because we combine accurate pricing, aggressive marketing, and proactive communication. We’ll provide a rental analysis, weekly updates, and recommendations to help minimize vacancy and maximize your rental income. -
How do you screen tenants?
We thoroughly screen every applicant by reviewing their credit, eviction and criminal history, employment and income, and rental history. Our standard guidelines include a minimum 650 credit score, verifiable gross income of at least three times the monthly rent, and a strong rental history.
Applications are typically processed within two business days. If an applicant does not meet our minimum qualifications, the property owner will make the final approval decision, and an additional security deposit may be requested when permitted.

Can I be involved in the selection of a tenant?
No. To ensure consistency, compliance with Fair Housing laws, and adherence to Nevada tenant screening regulations, our team handles the screening and qualification process for all applicants. With more than 20,000 rental applications processed, we have extensive experience identifying qualified, responsible tenants. If an applicant meets our qualification guidelines, we will make the approval decision on your behalf. However, if an applicant does not meet our minimum qualification standards, we will present the application to you and you will have the final decision regarding approval. -
Who provides the lease agreement?
We use a Las Vegas Realtor board approved lease agreement designed to be fair and provide maximum legal protection to all parties. -
Do I need to sign the lease for a new tenant?
No. As your legal agent, Ravago Group signs all of the legal documents on your behalf. -
How do I access my financial reports?
Our owner-clients have a secure on-line portal which gives 24/7 access to financial reporting. -
How do I get my money each month?
We close out the monthly accounting cycle and do a direct deposit of your funds on or before the 15th day of each month. -
Do you inspect my rental property?
We perform a property walkthrough each renewal. The purpose of this inspection is to ensure the property is being well cared for, there are no lease violations, and to look for potential deferred maintenance issues before they become a problem. -
What if the tenant does not pay rent?
We handle the rent collection process. Although it is rare - should a tenant not pay rent, we handle the entire legal eviction process on your behalf. -
Do you provide a tenant placement guarantee?
Yes, if we place a tenant and they break their lease during the first 6 months, we will find a replacement tenant at no additional leasing fee. -
How updated does my property need to be in order to rent it?
The quality of a property is equal to the quality of the tenant it will attract. Therefore you want your property to be updated and CLEAN! We can take care of getting your property fully rent-ready to ensure it meets the state habitability requirement and attracts high quality applicants. -
Who takes care of maintenance?
We will handle all maintenance repairs and we use pre-screened, licensed and insured vendors. -
Is there a maintenance or escrow reserve I need to pay?
Yes, we require a $500 minimum reserve, deposited into our bank trust account as the reserve for your property. We will potentially use these funds to pay for expense that arise between the time we send you your rental income, and the time we collect the rent from the tenant the following month. We will maintain this reserve as long as we mange your property. -
Who holds the security deposit?
RE/Max Advantage holds all tenant security deposits in our security deposit trust account. This is done to comply with State of Nevada security deposit and trust accounting rules and regulations as determined by the Nevada Real Estate Commission. -
When the tenant moves out who does the security deposit return?
When a tenant moves out we will do a property check-out and we will complete the security deposit return process. We will withhold any funds from the tenant's security deposit that are legally due and allowable. Nevada state law is very clear on what things may NOT be charged to a tenant's security deposit and all security deposit returns are completed to comply with state law. -
Can I do my own property repairs or use my own vendors?
While a property is vacant, you are welcome to do whatever make-ready work you would like to do on your property. When a tenant is living in the property, we do need to screen who is accessing the property for the protection of the tenant-residents. Therefore we will use our licensed vendor. If you have a favorite vendor please give us their contact information – we are always looking to add new high quality vendors to our group! -
Can I use a home warranty company?
We strongly discourage the use of home warranty companies as they often provide a delayed, and less than exceptional experience and outcome.Is Ravago Group the best option for every real estate investor?
No. We are a relationship based property management business and we work with owner-clients who are looking for a full-service experience and believe in providing well maintained properties.
